Carlow Town lands offer 'excellent opportunity'

Savills is guiding a price of €950,000 for 8.47 acres of land in Carlow Town with the potential - subject to planning approval - for mixed-use development.

The lands are zoned 'Town Centre' under the Joint Spatial Plan for the Greater Carlow/ Graiguecullen Urban area 2012-2018. The zoning aims "to protect the vitality and vibrancy of the town centre and provide for town centre activities".

Previously planning permission was granted for a mixed-use scheme (planning refercence 04/5470) incorporating 10,978 sq m (118,66 sq ft) of retail and commercial units, a 153-bedroom hotel with conference areas and bar/restaurant, nine single-level, own-door offices, 86 apartments with landscaped courtyard, terraces, balconies, and a two level semi-basement/basement car park of 1,210 spaces.

Located along the Barrow river at the junction of Barrow Track and Cox's Lane, the subject site extends out onto Dublin Street via the former St Brigid's Hospital. The Barrow Track provides a river-bank walkway and views of the town park, with a pedestrian footbridge into the park adjacent to the site.

Tullow Street, the main shopping thoroughfare in Carlow Town, is located approximately 650 metres from the site, while the immediate area features a large number of commercial buildings including the courthouse, county council offices and medical centres.
