Cafe in north Dublin put on market to let

JLL have been instructed to let a new café premises at Coke Lane, South Smithfield Square, Dublin 7.

The property which will extend to approximately 225 sq m (2,421 sq ft) will comprise the ground floor of a new mixed use development, with 15 modern residential apartments on the upper floors.

The new building is being developed by The Dublin Loft Company and is expected to be completed by early 2016. The ground floor retail unit has planning permission for café use, and has the benefit of approximately 20 metres of dual glazed frontage and a private exterior seating area.

The building will occupy a prominent position adjacent to the Luas stop in the centre of Smithfield within close proximity to The Four Courts, Jameson Distillery, The Family Law Courts and Heuston Station. In recent years Smithfield has developed into a thriving cultural, residential and commercial hub with a large legal and office workforce based in the area.

David Egan of JLL commented 'This building will be one of the first new mixed-use developments constructed in the city centre since the Celtic Tiger, which illustrates the strong demand for new city centre food opportunities".
