Peter Garrigan of CBRE's development land division is guiding a price of €1m for a 12.75 hectare (31.5 acre) land holding in Blessington, Co Wicklow.

Located to either side of the N81 national roadway and within close proximity of Blessington town centre, the lands offer significant potential for future residential development.

The portfolio is ideally placed to benefit from any re-zoning classification upon the expiration of the current Wicklow County Council Development Plan in 2022.

As it stands, the 31.5 acre land holding includes an array of zoning objectives within the Wicklow County Council Development Plan 2016-2022.

These include: agricultural lands (16.5 acres), community and education (8.5 acres) and employment and enterprise (6.5 acres).

Blessington is located less than 25km south-west of Dublin and it is widely regarded as an established commuter town and one that is home to a growing population.

The area provides a range of amenities which include Blessington town centre itself, Lake Liffey, the Tulfarris Hotel and Golf Resort and the Avon resort, as well as the Blessington Lakes.

Peter Garrigan comments: "With a number of re-zoning classifications in favour of residential accommodation likely to occur upon the expiration of the current Wicklow County Council Development Plan, the subject lands represent an opportunity for the potential purchaser to deliver a significant residential development subject to planning permission."
