Agent sells two industrial sites with possibility for development
Industrial news from specialist agent Harvey includes two recent development deals as well as a new premises for letting.
Among them is the former Rennicks Sign Manufacturing facility in Mulhuddart, Dublin 15, which has gone sale agreed.
Comprising 8,933 sq m on 6.1 acres, its asking price was €2.95m. The site could be redeveloped as a distribution, manufacturing or business centre as its zoning allows for enterprise and employment uses including manufacturing and warehousing.
A planning permission to expand the property and divide it into five smaller units of manufacturing and offices has expired.
The two buildings on the site include a 6,640 sq m (71,472 sq ft) manufacturing, storage, office and canteen space, and a 2,293 sq m (24,682 sq ft) industrial structure which includes the main administrative offices for the facility.
The offices include suspended ceilings, recessed lighting, air conditioning in the open-plan areas. As well as 96 car-parking spaces, it has yards to its rear and side.
In a separate deal, Harvey sold a 10-acre site fronting the M4 near Celbridge, Co Kildare, for more than €3m to an Irish owner occupier. Zoned light industry and warehousing, it had a €2.75m guide price.
Meanwhile, the agent has brought a 49,460 sq ft detached warehouse and office facility to the lettings market at Unit 613 in Northwest Business Park, Dublin 15.
The agent is quoting an annual rent of €438,000. It sits on a secure 2.4 acre site and its warehouse extends to 36,210 sq ft. Its racks accommodate 3,565 standard pallets.
