Lambert Smith Hampton has been instructed to sell a fully fitted penthouse office investment in the Courtyard Office Block, Carmanhall Road, Sandyford Business Park, Dublin 18.

The agents are guiding a price in excess of €900,000 for the penthouse suite.

The penthouse office extends to an area of approximately 469 sq m (5,048 sq ft) and comprises fully fitted offices together with nine basement car spaces.

The property is currently occupied by PFH Enterprise Communications Limited and produces a rent of €51,000 per annum.

According to the agents, the penthouse "is likely to be of interest to investors who hope to secure a highly reversionary prime suburban investment before the end of the year to avail of the Government's capital gains tax exemption".

"Sandyford is an established and vibrant business location comprising a range of office, residential, leisure and retail uses. The immediate area is home to many established national and international occupiers which include Microsoft, Menupages, RCSI and Vodafone to name just a few. Nearby leisure and retail amenities include Beacon South Quarter Shopping Centre, Ben Dunne Gym, Leopardstown Racecourse, Leopardstown Golf Course and Westwood leisure centre," LSH add.

The area is seen as having excellent public transport links, LSH noted.

Luas Green line is located a short distance away whilst numerous Dublin bus routes and Dublin Aircoach services are also located relatively close to the property.
