Agents DNG Cusack Dunne are quoting an AMV of €820,000 for a substantial office and production facility at the National Technology Park in Castletroy, Co. Limerick.

The property will be offered for sale by public auction at the Imperial Hotel on Cork city's South Mall on September 20 next (unless previously sold).

A modern, detached two-storey building extending to approximately 1,254 sq m (13,501 sq ft), the accommodation includes a reception area, offices, boardroom, and production areas with roller-shutter doors, lab space, restrooms and canteen.

The accommodation is fitted out to a high specification including anti-static flooring (ESD compliant). The first floor is accessed by stairs and lift. The heating is gas-fired and the property also benefits from CCTV and security alarm. Externally there is generous on-site car parking available and a large site area offering expansion possibilities (subject to planning permission).

The National Technology Park at Castletroy is located just off the N7 and is close to the M7 Motorway.

The business park is adjacent to the University of Limerick and is home to a number of international companies including Northern Trust, Ethicon and Vistakon. Troy Studios is located nearby at the former Dell Facility.

The property is for sale with vacant possession for an AMV of €820,000. Mark Cusack of DNG Cusack Dunne estimates potential rental income of between €135,000 and €160,000 per annum.
