75-acre land M1 holding for €1.5m

Agent Knight Frank is guiding a price of €1.5m for a 75 acre land holding at Junction 10 of the M1 Motorway near Drogheda town in Co Louth.

The lands, otherwise known as the Tullyallen Roundabout, are divided into four holdings to the east and west of the motorway, and are being made available for sale in their entire or in lots.

Lot 1 extends to 15.1 acres and is situated to the southwest of the roundabout and is currently in tillage. Lot 2 is 42.4 acres and is situated to the west of the roundabout and is currently in tillage, with one field in grass.

Lot 3 measures 17.5 acres and is situated to the southeast of the roundabout and is currently in grass. Lot 4 incorporates the entire 75 acres now being offered for sale.

Under the 2004 North Drogheda Environs Local Area Plan, the 17.5 acres in Lot 3 are zoned residential. In relation to the subject lands to the west of the M1 Motorway, 47 acres are zoned for Tourism & Leisure under the same Plan.

Permitted uses under this zoning include the following: hotels, tourist accommodation as part of a tourism complex and facilities, visitor facilities, interpretative centre, motorway service facilities, tourist retail outlets, restaurant, public house, tourist information, parking, cycle hire and other ancillary commercial and leisure facilities that support the development of the Boyne valley for tourism. The remaining 10.5 acres of land included in the sale are unzoned.
