Developers and potential owner occupiers are expected to flock towards an interesting opportunity in Foxrock.

Knight Frank are guiding a price of €450,000 exclusive for a site with full planning permission for a detached, four-bedroom house at Avonmore, a mature development of large detached homes located just off the Leopardstown Road and adjacent to Foxrock Golf Club.

Currently laid out as a tennis court, the site enjoys a west-to-east orientation and extends to 0.13 acres. It also benefits from extensive frontage of 23 metres onto the estate road. Planning permission for a detached, two-storey, four-bedroom house together with a new vehicular entrance onto Avonmore was granted by Dun Laoghaire Rathdown County Council on December 19 last. The plans for the proposed house, which extends to 223 sq m (2,400 sq ft) may be viewed on the council's website by inputting the planning reference D16A/0815.

Situated approximately 700 metres from the N11 and 2km from the M50, the location is highly accessible.

Knight Frank's Finín O'Driscoll says: "This superb Foxrock site is likely to attract a high level of demand from owner occupiers and developers alike. The proposed house is very well designed and allows for maximum usage of the site."
