44-unit Wicklow retirement village
Agents Cushman and Wakefield are inviting offers for an entire retirement village located in Ashford, Co Wicklow.
The scheme at Clonmannon Village comprises a detached period residence, known as Clonmannon House, and 44 bungalow units. Located on a site of 9.91 hectares (24.48 acres), the property is situated close to junction 15 Ashford on the M11, with ready access to north Wicklow and south Co Dublin.
While the development has planning consent from Wicklow County Council for use as a retirement village (Ref. 9291/83), it would be suited to a range of uses, including retirement village, nursing home, leisure and hospitality, medical, retreat or residential (subject to planning permission and third-party consents). The scheme's previous planning permission permitted the construction of a further 14 bungalow units on the site; this has since lapsed.
Clonmannon House is a detached, two-storey, over-basement, 18th-century period property extending to approximately 720sqm (7,534sq.ft). The accommodation includes various bedrooms and reception rooms, as well as kitchen and office rooms. The property is served by a lift providing access to all floors. It should be noted that Clonmannon House is included in the record of protected structures 2016-2022 (Ref. 19-05).
A total of 46 bungalows are situated in Clonmannon Village, 44 of which form part of the property offered for sale. The units are set out into four blocks comprising seven one-bed and 37 two-bed units. Two further units comprising a one-bed and a two-bed unit, situated in blocks A & B respectively, do not form part of the sale.
