Agents Savills are guiding a price of €3.6m for a prime development opportunity adjacent to Leopardstown Valley Shopping Centre at Carrickmines in South Dublin County.

The 2.175-acre site is zoned for neighbourhood centre and residential development under the Dun Laoghaire-Rathdown Development Plan 2016-2022 and has full planning permission for a part-four, part-five-storey nursing home accommodating 224 bedrooms and ancillary resident and staff facilities - in addition to a basement level car park.

The site comprises a cleared, regular-shaped site and has direct access from the Leopardstown Valley Shopping Centre main entrance along Ballyogan Avenue.

The property represents the last remaining undeveloped portion of land within the overall shopping centre. The area is well serviced by public transport, and benefits from extensive infrastructure already in situ - roads, services and road junctions - including a dedicated Luas stop directly across Ballyogan Road, numerous bus routes to the surrounding area and Dublin city centre, and direct access to the M50 via Junction 15.
