Two south Dublin development sites have been brought to the market with guide prices in the region of €2m each.
One of the sites on Newtownpark Avenue, Blackrock, extends to 1.2 acres. While it does not have a guide price it could fetch between €1.5m and €2m.
Located near the intersection with the new Monkstown Ring Road, the site is considered to have potential for residential and commercial units. A number of shops, restaurants and Newpark Secondary School are located nearby. Newtownpark Avenue is a main arterial route connecting Sandyford Industrial Estate, the M50 and the N11 to Blackrock Village.
The site is situated 1.8km from Blackrock Village. Comprising an L shaped plot, most of which is level, it is currently vacant and overgrown with a number of derelict buildings situated along the eastern boundary. It is accessed off Annaville Avenue, a cul-de-sac with no through access. To the east is an adjoining Texaco Filling Station.
The second site at Ferndale Wood is located off Ferndale Road in Rathmichael close to the junction of the M50 and M11 motorways. This site extends to 5.5 acres and has a €2.2m price tag. It comes with planning permission for seven different house types ranging in size from 306sqm to 375sqm on sites ranging from 0.32 acres to 0.45 acres.
There is permission for one single-storey house, one dormer bungalow and one two-storey house as well as for a further six two-storey, split-level houses and two split-level dormers in a contemporary style.
The overall layout of the scheme has been designed to sit within the contours of the site's topography and to maximise the views provided by the elevated position which slopes gently from west to east giving attractive views over Killiney Bay. It adjoins, Rathmichael Haven, which provides for mainly large detached family homes and Shankill House which is a protected structure. Kelly Walsh are the agents handling the sales.
