€2.7m for South Dock site primed for development

AGENTS TWM are seeking €2.7m for a property at the junction of Townsend Street and Creighton Street in Dublin city's South Dock.

Located opposite Hibernia Reit's 1 Windmill Lane (1WML), the property comprises two adjoining buildings, occupied by the Dublin South East Community Training Centre and Darmody Architecture. The two tenancies deliver a combined annual rent of €143,000. Both leases contain annual break options in favour of the landlord.

Planning permission was previously obtained for a redevelopment and extension of the property. While this has expired, Darmody Architecture has designed a scheme showing the potential for a 13,680 sq ft development.
