CBRE have been instructed to handle the sale of five modern industrial units at Airport Business Park in Swords with a total guide price of some €2.52m.
Three of the five properties are leased while two are being sold with vacant possession. The units are being offered for sale by private treaty in one or more lots.
The properties are situated right beside Dublin Airport, and are described as having "immediate access" to the M50, the M1 and the Dublin Port Tunnel. The units range in size from 630sqm to 1,572sqm and come to a combined total of 4,680sqm (50,376 sq ft).
Unit B2 comprises a detached unit extending to 1,572sqm and is leased to IJC Aero on a 10-year lease from May 2012.
Unit B3 (A) comprises a semi-detached unit extending to 1,142sqm and is leased to Norton and Company on a 25-year lease from November 1999.
Unit B3 (B) comprises of a vacant semi-detached unit extending to 706sqm (7,600 sq ft) with additional dedicated yard space.
Unit B4 (C) comprises of a vacant mid-terrace industrial unit extending to 630sqm while Unit B4 (D) comprises a mid-terrace unit extending to 630sqm (6,781 sq ft) and is leased to O'Neills Electrical Ltd. on a 25-year lease from July 1997.
CBRE's Jarlath Lynn, who is handling the sale, claimed that the properties should appeal to owner-occupiers and investors alike.
He anticipates "strong interest due to the strong covenant strength of the tenants and prime location of the business park".
The properties are being sold by private treaty and quoting a guide price of €2,520,000 exclusive for the entire lot with individual guide prices ranging in value from €400,000 to €650,000 exclusive.
The tenants will not affected by the deal.
