€250k to secure Kildare lands with FPP for 10 homes

Will Coonan of Coonan Property is quoting a guide price of €250,000 for a 3.95 acre (1.6 hectare) land holding with full planning permission for the development of 10 serviced sites in Rathangan, Co Kildare.

Located around a green area of 0.47 acres (0.19 hectares), the subject site is designated C9: 'New Residential' in the 'Small Towns' section of the Kildare County Development Plan 2017-2023.

Small towns have been designated to develop as key local centres for services, with levels of growth to cater for local need at an appropriate scale and to support local enterprise.

Growth in these towns will be controlled to limit pressure on the environment and to ensure sustainable commuting patterns. The towns will also provide services such as schools, health facilities and recreational facilities. In all cases the level of growth is to be managed in line with the ability of local services to cater for growth. Under the terms of Kildare's small towns plan, Rathangan has been set a target of 292 new housing units to be delivered by 2023.

Kildare County Council granted planning permission for 10 detached serviced sites on the subject lands on May 25 last (planning reference: 17856). A full planning pack is available from the selling agent upon request.

Rathangan is located on the Grand Canal/Slate River, 56km from Dublin and 8km from Kildare town. The town lies 10km north of the M7 and 30km south of the M4. The R401 from Kildare to Edenderry and the R414 Monastervin to Allenwood are the major regional routes passing through the town.
