€250,000 tag on Dublin 3 site

A development property with planning permission for a primary care centre at North Strand, Dublin 3, is for sale with a €250,000 price tag.

The overall site extends to 0.128 hectares (0.316 acres) and includes a number of buildings. One of these is a retail unit, at 4 Annesley Place, occupied by a hairdressers on a 35-year lease from November 1983, with upwards-only rent reviews every five years. Its passing annual rent is €13,250.

The others at 2 and 6 Annesley Place and 12-21 Spring Garden Street, North Strand are vacant. They had been used for retail, residential, commercial and light industrial uses. One of these, 6 Annesley Place, had been occupied by a pharmacy until recently, and if refurbished might have potential for rental income from a residential or retail tenant.

Most of the site, excluding 4 and 6 Annesley Place, benefits from full planning permission for a 1,480sqm development accommodating a 1,208sqm primary care centre, a 209sqm doctor's surgery, a 63sqm retail pharmacy and 20 car parking spaces.

Lisa McInerney of sales agents GVA Donal O'Buachalla says the property offers a rare opportunity for developers and investors to acquire a 'ready-to-go' primary healthcare site in Dublin's inner city, in a location lacking supply and experiencing demand from occupiers for leasing accommodation.
