Agent CBRE is guiding a price of €2.75m for a 0.35 hectare (0.85 acre) residential development site close to the junction of Clontarf Road and Watermill Road, Raheny, Dublin 5.

The subject site comes for sale with full planning permission for the development of 12 family homes ranging in size from 117.5 sq m (1.265 sq ft) to 164 sq m (1,765 sq ft) (Dublin City Council planning ref: 2042/18). There is an existing two-storey building of approximately 480 sq m (5,167 sq ft) located to the rear of the site. The property is zoned Objective Z1, 'To protect, provide and improve residential under the Dublin City Development Plan 2016-2022'.

The subject site is located within an established residential catchment in the heart of Raheny. St Anne's Park is situated less than 100 metres away while Raheny Shopping Centre, numerous national and secondary schools, churches, bus routes and Raheny Dart station are all located within a short distance.

Peter Garrigan of CBRE's development land division says: "This infill development site benefits from full planning permission for 12 large family homes in two rows of terraces. The mix and configuration of the granted scheme sits sympathetically within the surrounding area. We believe the completed units will appeal to both the trader-up market and to growing families".
