€1m in total sought for four industrial units
CBRE are offering four industrial units for sale with a total asking price of just under €1m.
The firm are acting as agents for three commercial properties for sale or to let at Centrepoint Business Park in the west of Dublin, and another at a site in Raheny on the city's Northside.
The Centrepoint properties are situated about 3km from the M50/N7 (Naas Road) interchange near Dublin. All three units face onto the M50 and are accessed via Oak Road close to Western Industrial Estate.
Units H1 and H17 extend to about 468sqm (5,038 sq ft) while Unit H13 extends to 408sqm (4,392 sq ft).
The subject properties are made up of self-contained three- storey commercial buildings with storage/warehouse accommodation on the ground floor and office accommodation on the first and second floors.
The units are fitted out to a standard specification to include suspended ceilings, lighting, carpet floors, perimeter trunking, storage heaters, tea station and toilet facilities.
CBRE are guiding a purchase price of €314,875 exclusive per property for Units H1 and H17 or can be rented for €32,747 per annum per property.
For Unit H13, CBRE are seeking €274,500 or it can be let for €28,548 a year. That works out at €6.50 per square foot
CBRE's John Reynolds, who is acting as agent over the properties, said they presented a "fantastic opportunity to relocate within an excellent quality, actively managed, secure and landscaped development".

Meanwhile, CBRE has reduced the price of an industrial facility in North Dublin.
The property on Harmonstown Road, Raheny, is about 6km away from the city centre in the northside suburbs.
The immediate surrounding area is predominately residential.
The property extends to approximately 960sqm (10,333 sq ft) and comprises a detached industrial facility of steel frame construction with concrete block infill walls to full eaves height.
The eaves heights range from 3m-3.6m. A steel frame mezzanine spans the entire rear warehouse section extending to approximately 361.54sqm (3,891.55 sq. ft).
Single-storey office accommodation along with a reception area is located to the front of the premises and is laid out to provide open plan and cellular accommodation.
CBRE are now guiding a competitive revised price of €175,000 (€16.94 per sq ft) exclusive, the property was originally guided at €225,000.
CBRE say they "recently sold the industrial facility next door after experiencing significant activity in the last seven months and it is understood that the dealing level was marginally below the original quote of €225,000".
Mr Reynolds commented: "The revised pricing should attract interest given the range of redevelopment opportunities and the quoting price reflects the need to refurbish the building".
