The subject property comprises the former Our Lady's Hospital, Gort Road, which consists of a detached three storey over basement former hospital facility completed in 1868 and extended to the rear in 1900. The property was previously in use as a hospital and has a limestone façade. The property is located 2kms north of Ennis Town Centre facing the former Limerick to Galway Road in a predominantly commercial environment. The property is listed as a protected structure Ref: E150 under the Ennis Development Plan 2008 - 2014 and is also noted as an architectural conservation area.
The property has a total site area of c.6.74 hectares (16.65 acres), which incorporates the existing hospital building with car parking facilities. The overall site is said to be primarily "regular" in shape with significant frontage to the existing Gort Road.
The site is currently zoned as a proposal site PS3 under the Ennis Town Development Plan 2008 - 2014 which has been extended until a new development plan is adopted. Conditional permission was granted under reference 12/21033 on the 15 February 2013 for the construction of a Healthcare facility comprising a four storey over basement building linked to the existing protected structure Reference No: E150, to provide a full range of medical and related services including 97 in patient beds, 30 no. recovery cubical, consultants suites, administration office accommodation, pharmacy, shop, catering facilities, crèche, energy centre, plant rooms and all ancillary accommodation.
The development will involve partial demolition of existing structure, provision of surface and basement car parking, surface water attenuation, connection to foul sewer and all associated site works and ground works. This permission expires on the 14 February 2018. Under the Ennis and Environs Development Plan 2008 / 2014 the site is zoned as a proposal site with appropriate uses listed as follows: Mixed use technology related Business Park, International Services, Research & Development, Education, Railway Station, Road link, open space, Hotel and ancillary uses, residential with ancillary small scale retail.
Savills say the area "offers an extensive array of amenities including Ennis Shopping Centre, Roslevan Shopping Centre, and Ennis Golf Club. Other amenities in the immediate area include Saint Anne's National School, Gaelscoil Mhíchil, Ennis Lawn Tennis & Badminton Club and Cusack Park , while Shannon Airport is a mere 25km away".
