Industrial property specialist, HARVEY, has been appointed to sell or let a detached industrial/warehouse and office facility on a site of 1.9 acres within the Summerhill Industrial Estate in Meath.

The property is being offered for sale at an asking price of €1.5m (exclusive), or to let at a quoting rent of €160,000 per annum.

Extending to 3,002 sq m (32,321 sq ft), the facility also benefits from significant unclaimed capital allowances, details of which can be provided on request.

While the industrial/warehouse space was used previously for food production, it can be altered for a variety of uses. Loading access is provided via three dock levellers, two grade-level doors and two raised loading doors. The roof of the entire structure is of twin-skin insulated metal decking. Included in the industrial/warehouse space is 360 sq m (3,876 sq ft) of concrete mezzanine

Fully-fitted two-storey offices and staff facilities extending to 713 sq m (7,674 sq ft) are located to the side of the building. This space includes a canteen, locker rooms, and cellular offices. The building benefits from mains water, sewage and gas connections. A dedicated substation and private water well are also provided on site.

The agent expects the facility's large concrete surfaced yard to be a big attraction to occupiers for parking and storage. Alternatively, there is live planning permission to construct three additional units of a total of 1,080 sq m (11,625 sq ft) in the yard.

Summerhill Industrial Estate is well-located midway between the towns of Trim and Enfield. The property is located 11km from the M4/Galway Road, 12km from Enfield and just 30km from Dublin city centre.
