Homebase to anchor Fonthill, Clondalkin

SHOPS HOMEBASE Superstore is to open a 4,088 sqm store, a garden centre and mezzanine floor in Fonthill Retail Park, Clondalkin, Dublin 22.

SHOPS HOMEBASE Superstore is to open a 4,088 sqm store, a garden centre and mezzanine floor in Fonthill Retail Park, Clondalkin, Dublin 22.

The anchor unit will form part of a retail warehousing scheme of six units with a total gross floor area of 11,527 sqm.

One unit has been designated for a discount food operator.

The new development, by Green Property, will be accessed off the existing internal access road to the Fonthill Industrial Park. The new development, on a 12 acre site, will have 516 surface car parking spaces.

CB Richard Ellis, who are agents for the scheme, are quoting rents of ?323 per sqm. The scheme is due for completion in December 2007. Opportunities remain for a variety of uses including furniture, carpet, tiles and toys.

Paul McCoy of CB Richard Ellis says: "In a market where there is a finite number of anchor tenants, the most recent letting undoubtedly shows the strength of Fonthill as a superior retail warehousing park.

* THE construction stage of West City in Ballincollig, Cork's newest retail park, has been formally launched by Taoiseach Mr Ahern. The 6500 sqm park will be completed within months, with a summer opening.

4 Home Superstores will anchor the development while other specialist retail outlets to follow include furniture, carpets, bathroom and tile retailers.

At the launch were Jack Ronan, John Fraher and Richard Pratt of Peleton Developers, the company behind the Retail Park. Also present were Michael McCormack, md of 4 Home Superstores and Minister of State for the Environment Batt O'Keeffe.

* THE retail market in Carrick-on-Shannon has been enhanced with the recent opening of Heatons. Heatons new store extends to 1,393 sqm and joins Tesco as the second anchor tenant in the Carrick-on-Shannon retail scheme.

The chain has reportedly enjoyed one of its most successful openings to date in Ireland.

Heatons sells its usual mix of men's and ladies' fashion plus wide range of homeware products from the site. UK sports giant Sportsworld occupies the entire first floor of the unit. Heatons is currently undergoing a rapid expansion with 51 stores already opened in Ireland.

According to David Fahey of CB Richard Ellis: "This scheme will provide a major economic boost to the Leitrim town with new jobs and new consumers to inject further vitality and vibrancy in to a rapidly growing retail destination."

The shopping centre is served by 400 surface car parking spaces, with over 100 metres frontage onto the main Dublin to Sligo road (N4).

CBRE reports that negotiations are under way with a number of retailers in respect of the remaining space in Phase 1 for fashion and Phase 2 which is currently under construction for DIY, white goods, carpet and furniture operators.

Further phases of this development will include a drive-thru restaurant and a petrol filling station.

DTZ Sherry FitzGerald - who acted for Heatons - also represented Argos who recently opened a 934 sqm unit in Dundalk Retail Park. This brings the number of Argos units trading here to 31 stores nationwide.

Ross Harris of DTZ SF commented: "The acquisition signifies the commitment from both Heatons and Argos to continue expansion in both regional and town locations nationwide."

* THE Outlet at Bridgewater Park, Banbridge, has secured global sports lifestyle brand Puma for its first outlet in Ireland. Puma has taken approximately 465 sqm at the retail outlet scheme scheduled to open at Easter 2007.

Retailers already signed up to the ?100m scheme include Nike, Replay, Ghost, Joseph, Gap, The Designer Studio, Marks & Spencer, Olsen, Oasis, Nitya and Ravel.
