THE residential property price register has shown the level of activity in Tralee''s property market over the last three years and contains details of some remarkably cheap properties that were sold in the town in that time.
The register, which contains details of all property transactions in the town between January 1, 2010, and September 30, 2012, shows that a total of 299 properties changed hands in the town in that time.
118 properties were sold in 2010, 100 in 2011 and 81 had been sold by in the first nine months of this year.
The cheapest properties sold in Tralee were a cottage in Blennerville which sold for just €10,000 and small house in Banna which changed hands for €20,000.
Five other properties in Tralee at Chapel Street, Boherbee, Shanakill and Rahoonane sold four less than €50,000.
While a number of other properties were listed with prices less than €20,000 each the register notes that these amounts do not necessarily include the full price of the deals which may have also involved property exchanges or other arrangements.
The register, which is accessible at www.propertypriceregister.ie, puts reliable details on exactly how much houses are selling for into the public domain for the first time and includes precise information on residential properties sold in the Republic since January 2010.
Prices for both cash and mortgage sales are included. The information will be updated on a regular basis and the state says it aims to publish price details within a month of the date of sale of the property.
The register includes the date of sale and the address of each residential property sold and can be searched using criteria including sales by county, city or town, individual property addresses and by year.
Those with an interest in property will be able to use the site to see the lowest and highest prices houses in specific areas are fetching.
For example to pick a random selection of areas in Tralee house prices in Oakpark ranged from € 90,000 to € 400,000 and in Caherslee they ranged from €80,000 to €360,000.
In Ballymullen prices ranged from €58,000 to €184,000, in Ballyard from € 140,000 to €410,000 and in Strand Road from € 56,000 to € 80,000. Houses in the Ballyvelly area which includes several large estates such as Cois Li, which appears several times on the register saw prices swing from €120,000 to €180,000.
However, it has been stressed that the property register is not intended as a "Property Price Index" as the details are limited to price, address and date of sale.
They do not include such details as property size or number of rooms.
