In the lead-up to the Ryder Cup 2006 in the K Club, apartments and houses in the North Kildare golf resort were among the most sought after golf properties in the country.
Now with golfers Rory McIlroy and Shane Lowry set to add to the excitement of this year's Irish Open, the K Club's property market may also benefit. While the open itself is being staged at its rival north Kildare venue, Carton, Maynooth. this is only 10kms away.
The K Club hotel is already almost booked out for that week at the end of June, partly because the Dubai Duty Free Derby sponsors' entourage will be staying there for The Curragh of Kildare's major racing event.
During the boom some of the K Club's trophy homes sold for around €5m. Even in the more affordable Ladycastle section, apartments were selling for upwards of €1m and four-bedroom detached houses for around €2.5m.
Now four Ladycastle houses and apartments have come to the market reflecting renewed interest in the K Club and its properties. This is also reflected in the numbers of owner occupiers now residing in these Straffan homes as well as those who are renting there.
In contrast to the boom when many owners treated the K Club residences as holiday homes, just visiting for golfing week-ends, for corporate hospitality or holidays, now, an increasing number of families are living there.
Prices for the four homes now coming to the market range from €250,000 to €650,000.
Two of these are relatively generous sized apartments and their €250,000 price tags are only about a quarter of what similar units achieved at their peak.
Located at ground level, 822 Ladycastle and 814 Ladycastle each have floor areas of 104sqm which is about the size of an average three bedroom house.
Now the two-bedroom units have double en suite bedrooms and the master bathrooms have jacuzzi style baths.
Their living and dining rooms are combined and feature fireplaces, hardwood floors and double doors to the patio area. Number 822 overlooks the 18th green on the Smurfit Championship Course, so the residents can see when to pop the kettle on as their guests begin putting on the final hole.
Both their kitchens are separate from the reception rooms and they also have separate guest WCs.
Their prices reflect the current market reality as last May apartment 823 Ladycastle sold for that price according to the property price register.
The largest of the homes currently offered for sale by Goffs is the four-bedroom luxury detached house, 903 Ladycastle for which the quoted price is €650,000.
That asking price is somewhat higher than the €585,000 achieved for the neighbouring 902 Ladycastle 14 months ago, in December 2011. On the other hand, while 902 was also a four-bedroom detached house with garage, it was designed slightly differently.
To enable guests and residents to maximise their views over the Smurfit Course, 903's reception rooms are located at first floor level as are a study. In addition its hospitality area is doubly enhanced by a balcony overlooking the course as it provides extra entertainmnt space and can also double as a smoking area.
Its sitting room is combined with a dining area while the kitchen, which is also at this level, is combined with a living area and its work space is supplemented by a utility room.
The other house currently on the market is in a much different cottage-style, as 947 Ladycastle is a three-bedroom detached house with a €300,000 price tag. That's a 25pc cut from €400,000, which was being sought for the same house when it came to the market last year.
It also benefits from being on a corner site in a quiet cul de sac location. With a floor area of 167sqm, its accommodation includes a hall, living room, kitchen/ dining room, utility room, and three bedrooms with each of these en suite.
In addition a guest WC is located in the hallway. Attractive features of the sitting room include a bay window, marble fireplace and coving, as well as an archway which leads to a dining / kitchen area. The latter is equipped with an integrated fridge/ freezer, Baumatic oven and microwave. Its work space is supplemented by a utility room.
All bedrooms have en suites which are equipped with Villeroy & Boch bathroom fixtures. One of the bedrooms is located at ground level and the other two are upstairs.
Regardless of type or size the service charge per home in Ladycastle is €3,300 a year. While this is higher than those at average apartment developments, it includes the cost of 24-hour security patrols as well as the grounds maintenance etc.
In addition purchasers of these four houses will also have to pay annual membership fees for the country club. These are charged to the householder and if it's a lady owner the fees are €2,430 or €4,860 for a male owner. As well as providing golf membership, these fees also include use of the club spa and fishing on the club's stretch of the River Liffey.
A reflection of the pick-up in demand for K Club residences is also reflected in the desire of people to rent for a year or more and these include families.
