This property was originally built in 1860 on what would have been a busy street of retail units and merchants with a higgledy piggledy approach to design.

Pembroke House sits in the middle and has been completely remodelled in the intervening years for a modern market, although it retains much of its original features inside.

However, it's still an upside-down house, built over the shop as it were, with the three double bedrooms on the ground floor and the reception rooms upstairs.

It extends to a quite spacious 1,528 sq ft, so is deceptive in its dimensions and opens directly to the street, which is Bath Street, off Irishtown road.

It's just over 1km to Sandymount Beach and Village and getting to the IFSC or Grand Canal Square is straightforward.

Lansdowne and Barrow Street Dart Station provides access to further afield. Ringsend Park is a couple of streets away.

Inside, floors are polished antique French Oak and sash windows and architraves have been retained. Modern touches include underfloor heating and a central vacuuming system.

Entering to a 35ft long hallway, which is marble-floored, there are three bedrooms, each ensuite; one of these is furnished as a reception room but could easily be an office, or bedroom again.

There is an arched feature window on the stair return leading to the sitting room, which faces to the front of the house, with dual aspect long sash windows. There is a fireplace here and polished floors.

To the rear is the long kitchen/dining room, again with sash windows and double doors to the rear courtyard/garden.

The work units are modelled in white with hardwood countertops and it is fitted with integrated appliances. Outside, is a walled rear garden with decking and low maintenance shrubbery.

The agent says: "This house would be ideal for an executive/corporate lease as the standard of finish is second to none and would suite either professionals or a small family. It has been fully refurbished and modernised while keeping many of the original features."

LEASE: One year
