Rathfarnham apartments and duplexes get a complete makeover
Naming this development 'Ely Woods' robbed me of the 'Own Door at Owendoher' headline unfortunately, but it is the 'refurbished' moniker of these remodelled apartments and duplexes located bang in the middle of Ballyboden Road in Rathfarnham in what was Owendoher Lodge.
With 68 units launching this weekend from Adelaide Real Estate Investments who took them over, the completely gutted properties have been refitted to a high standard and will sell from €250,000 for the two beds and €340,000 for the two-storey three beds. The agent told me when I had a look around that they had lots of enquiries from cash rich parents seeking to buy for adult children.
I suspect, however, that there is another reason. Rathfarnham is precisely the kind of place where empty nesters now live, in far bigger family homes than they need, bought in the 60s and 70s.
These 'last-time buyers' may well be eyeing up retirement dwellings and letting their kids get a foothold before they make the move.
Building suitable smaller homes in mature, popular neighbourhoods is a great idea to get bigger family homes released back on the market and free up some equity to subsidise decimated pensions without forcing pensioners to move away from lifetime friends and hobbies.
So, we're left with a pleasant development, with plenty of green areas, top spec units and easy access to villages like Rathfarnham, Terenure, Templeogue and Dundrum, the M50 and beyond. Golfers are served by the Grange, Castle and Edmundstown clubs. Walkers have Marlay and Bushy Parks.
The two-beds are ground floor units measuring 670 sq ft with a galley type kitchen, separate living room, two double bedrooms, an ensuite and a bathroom.
Each has a terrace area and/or a small garden/patio, and there are two slightly differing styles.
The duplexes are 1,035 sq ft and the ground floor has a kitchen with room for dining, a separate and quite large sitting/dining room with access from both kitchen and hall, with a balcony spacious enough for garden furniture, either to the front or rear.
The three bedrooms are all doubles, with one ensuite and a bathroom. There's another WC on the lower floor.
Flooring, tiles and kitchens are as per the show house in modern neutrals. There are three styles here, one marketed as a townhouse.
Each unit comes with one or two parking slots depending on size, and there are communal gardens and pathways.
While there are some existing tenants, the developer is refurbishing as leases end, with full completion by next summer.
