The new home view: Ballsbridge apartments going for a princely sum

Luxury two and three-bed builds are larger than many starter homes

Perhaps it's the imposing iron gates inset into granite walls or the discreet Fleur de Lys imprinted upon them which is the giveaway - the heraldic symbol of the Prince of Wales is a nod to the address.

Prince of Wales terrace, a quiet side street from Ballsbridge to Sandymount Avenue - former home of diplomats - is now home to 16 prospective owners of these luxury two and three-bedroom apartments which have just been launched by Twinlite Developments.

Embassy Court takes its name from the many ambassadors' residences in this area and there is no mistaking the market - trader downers from the nearby luxury D4 piles or rich expats returning home.

Few will be mortgaged, despite prices heading over a ¤1m. There are 13 two-bedroom homes, and three lavish penthouses, plus one quirky stand-alone house in the gardens.

With prices starting from €775,000 for the smallest and €1.6m for the rooftops, this isn't first-time buyer territory. Each apartment has a slightly different layout and sizes for the smaller units range from 990-1,240 sq ft - still larger than many starter homes.

There are two large bedrooms, one ensuite, and a separate bathroom with a galley-style kitchen, but the focus is on the living area which is spacious with detailing, including inset fireplaces, large picture windows and terraces with piped gas for barbecues, and an outside heater.

Some have two balconies/terraces and are either dual or, in some cases, triple aspect. The penthouses have three beds and three baths and range from 1,882-2,554 sq ft which are among the largest in this market.

All units come with two parking spaces in the secure underground garage as well as a large storage room (this is double-height and at least the size of a regular sitting room).
