Number 1 Hollystown Demesne is one of just four houses in a gated enclave backing onto Hollystown Golf Course in Dublin 15.

The club was established in 1992 with the aim of providing "championship golf at affordable prices". You can join for a comparatively reasonable €795 a year, and just wander down to the end of your street to have a game.

Number 1 is bigger than the other houses in the estate, at 2,583 sq ft, and its dimensions are hinted at in the entrance hall, which is unusually roomy and has a fetching, open-string timber staircase lit by an arched, double-height window.

The house is described as having four bedrooms, although most buyers are likely to consider that there are really only three. These three are on the first floor, including the master bedroom which has a walk-in wardrobe and en-suite.

The fourth bedroom is downstairs and, while it does have a bathroom off it, it will almost certainly be better used as a reception room instead, if you don't need the extra sleeping space.

There's one main reception room - a dual-aspect family room at the front of the house.

The kitchen has an adjoining dining area, and off this there's a sun room with a vaulted timber ceiling and glass doors to the garden.

At the top of the house is a floored attic, and there's also a garage in the back garden for extra storage.

The house has underfloor central heating and a C2 energy rating. It's about five minutes' drive from the M2 motorway, and less than 10 minutes to the M50.

Number 1 Hollystown Demesne is for sale with BPM Estates at Broombridge Business Centre, (01) 824 5722, and has an asking price of €480,000.
