This development from Guardian New Homes isn't 'new', as some of these homes had been rented out since construction but are coming to market for the first time.

They would suit starter families who would be happy to settle in an already mature estate - two crèches are due to open on-site this year and there are sports pitches and parkland already in place. The development has, uniquely, virtually an on-site Dart station at Clongriffin, and 180 acres of nature reserve and parkland adjoining what was the old Baldoyle racecourse.

These three and four-­bedroom homes are built as townhouses and duplexes. There are four on the market but there will be 30 eventually as more come on stream. They are in two separate areas of the development known as Red Arches and Myrtle. The three-bedroom apartments start at €220,000 for a space of 1,055 sq ft spread over two floors. These have an open-plan kitchen/living/dining room, family bathroom and two double bedrooms. Upstairs is a master bedroom, ensuite with double-height ceiling which leads out to a balcony.

The three-bed duplex house is 1,216 sq ft at €260,000 and the layout here is more ­traditional, with a kitchen/dining room to the front, guest WC and living room to the rear leading to a patio area and communal garden. Three bedrooms and the ­family bathroom are upstairs. There is a three-bed plus study version of this for an extra €10,000, buying 1,390 sq ft which marks it as better ­value. The study is on the upper floor and the master bedroom here has a walk-in wardrobe.

There are four-bedroom ­terraced houses from 1,485-1,600 sq ft priced from €310,000 built over three storeys with a kitchen/dining area to the front of the ground floor, guest WC and living room which leads to a patio, and again, communal garden. The first floor has three ­bedrooms with one ensuite and a family bathroom while the top floor has the master bedroom, ensuite with a balcony.

Those rented out previously benefit from having ­kitchen appliances and all floor ­coverings included.
