Space at a premium in Lucan's Rokeby

Rokeby Park was launched near the riverside Co Dublin village of Lucan in the autumn and a show house followed in early March to promote the latest phase, which is home to a new house type at the development, namely a four-bed detached bungalow called The Sandpiper.
Two of the five released in March are still for sale, though there will eventually be 11 of these homes available at the scheme. The Clonee Road properties were developed by O'Flynn Capital Partners, led by Cork developer Michael O'Flynn.
The west Dublin development is near the 200ac of woodland and grassland at St Catherine's Park and will ultimately have 71 four and five-bed family houses in a variety of styles.
The properties were designed by Hogan Architecture to take advantage of the large sites and the verdant setting and, as a result, have larger-than-standard floor-to-ceiling heights and a low density, with just four houses per acre.
The Sandpiper bungalows at Rokeby Park have a large ground floor reception room to the front and a hand-crafted shaker-style kitchen with a dining space to the rear of the property overlooking the garden.
There is a wood-burning stove in the second reception room.
Upstairs, there are four bedrooms, two of which are ensuite, and a family bathroom.
The Sandpiper, which measures 1,922 sq ft, comes with a choice of two styles of elevation.
The selling agent says the bungalow would suit buyers downsizing from a larger property, those who need a single-level home, or buyers who may need to expand at a later stage - they can convert or build into the attic space, pending planning permission.
The houses were designed to have a building energy rating of A2, enabling home owners moving from standard properties of a similar size to potentially cut their heating bills in half.
O'Flynn Capital Partners has sold 20 homes at Rokeby Park to date.
There are still five homes for sale from the Kingfisher house type, which extends over 2,450 sq ft and costs from €760,000, and two units from the Heron range, which measure 2,289 sq ft and are priced from €720,000.
The latter house type has an attic that can be converted into a fifth bedroom at an extra cost of €55,000.
Lucan itself is less than 15km from Dublin and Rokeby Park is 1km from the village.
