A tranche of four new three-bed townhouses have come on the market at Kylemore, a landscaped residential scheme on the Old Schoolhouse Road, and there are plans to release more new builds at the Castletroy development in the near future.
Prices for the block-built houses start at €209,000. Two of the units are semi-detached and two are terraced. The end-of-terrace homes measure 1,125 sq ft, while the two terraced properties extend over 1,110 sq ft.
The homes have been constructed by local builder Joe Ryan, who also developed the existing scheme and is on site on a full-time basis.
The Kylemore homes have a large extended kitchen with a feature window and a patio door that leads to a back garden surrounded by block walls rather than the standard timber panels. There is brick paving to the double driveway at the front of each house and to the footpaths around the homes. Painted side gates have been fitted to the end-of-terrace units.
A PC (prime cost) sum of €1,500 has been allocated to fit a gas stove fireplace with granite surround in the living room. All the properties have three double bedrooms, rather than two doubles and a box room.
There is a PC sum of €6,500 to fit double wardrobes in each bedroom and the units in the kitchen. There is coving throughout the properties and painted doors with chrome ironmongery.
