Price is right for second phase of Hampton semis

A traditional semi-detached home in Co Dublin doesn't come much cheaper than those selling at Hampton Gardens, a new development in the bustling seaside town of Balbriggan.

The houses in the second phase of the scheme, which is being launched this weekend, come with a price tag of €205,000 apiece, just €5,050 shy of the asking prices for the first tranche at Hampton Gardens, which sold out shortly after being released back in November.

Orchid Homes is building the north County Dublin development around a series of small cul-de-sacs off the Naul Road. The new estate is located beside St Georges National School and opposite Millfield Shopping Centre, and is a short walk from the beach and the centre of Balbriggan.

The living space at Hampton Gardens is typical of the modern Irish three-bed semi-d, albeit with storage space under the stairs. There is a sitting room, kitchen/dining room and a guest WC on the ground floor, with a master ensuite, two other bedrooms and a family bathroom on the first floor.

There are enclosed gardens to the front and rear and off-street parking. Unlike the semi-ds of times past, these homes will have an A energy rating, thanks, in part, to solar power and high levels of thermal insulation.

While Balbriggan is 36km from the centre of Dublin, residents there have a greater range of commuting options. The M1 motorway and Port Tunnel has improved access to the centre of the capital and there are rail and bus services that take between 30 and 50 minutes. There are also plans to extend the Dart to Balbriggan by 2022.

The show house for the second phase at Hampton Gardens will open for viewing tomorrow, between 12pm and 2pm.
