Bolton Park, a development of 21 homes close to the village of Rathfarnham, shares its site with Bolton Hall House, a listed building that dates back to 1818.

Surrounded by grass paddocks and walled gardens, the 19th-century building features a five-bay front, flanked by two single-storey wings. Husband-and-wife team Neil and Aoife Collins, who run Homeland Projects, acquired the site last year and set about restoring Bolton Hall House, which will be placed on the market at a later stage.

The couple behind the new Silveracre development in Rathfarnham - another project that involves conservation of a period building - is also transforming the site's old mill and coach houses into new homes.

Along with the latter period properties, there are also 17 contemporary-style homes on the site that reflect design elements of Bolton Hall House.

The new builds in the scheme, located off the Ballyboden Road, are four-bed detached and semi-detached homes. Prices start at €750,000 for the semi-detached version, which has 1,830 sq ft of living space.

These four-beds have 10ft-high ceilings on the ground floor, where there is an open-plan kitchen/dining/living area with a dual aspect. The dining area opens out to the rear garden via two sets of French doors, and the living room overlooks the communal orchard garden. The stepped shaker kitchens are by Cawleys. Upstairs, there are walk-in wardrobes in the master ensuite. An added bonus for prospective buyers at Bolton Park is a free one-day consultation with Ventura Design, the interior designer of the showhome.

Bolton Park is a short drive from the M50 at Exit 12 and from the Dundrum Luas stop. The area is also serviced by the 16, 15B and other bus routes.
