We haven't seen much in the way of new developments in Limerick since Sli na Manach went up last year, but there has been lots of advance interest shown in Evanwood, which is about to launch its second phase on the Golf Links Road in Castletroy.
With the University of Limerick, Plassey Technological Park and the Castletroy Park Hotel all in the vicinity, it's easy to see why.
These three and four-bedroom semi-detached homes aren't all priced yet, but it is expected they will range from €200,000 for the smaller styles to €230,000 plus for the larger units.
Both the three and four-beds come in a standard style or with a kitchen extension. Built by Liam Neville Developments, they are finished in red brick and dark cream plaster finish with a bay window to the living room. Windows are in white with an inner detailing. Driveways are tarmac with a shrubbery border separating units to the front. There will be 38 in total in the second phase, but a number have already sold off-plan and a showhouse will be available in coming weeks.
The three-bed semi is 1,085 sq ft as standard and 1,189 sq ft with the kitchen extension.
There is a separate living room to the front and a guest WC on the ground floor level. In the extended version there is a utility room and the kitchen becomes L-shaped as it kicks out to the rear. There are double doors out to the back garden.
Upstairs, one of the three double bedrooms is ensuite and there is a family bathroom. They all come with an enviable A-rating for energy-efficiency purposes.
The four-bed is 1,325 sq ft as standard and 1,431 sq ft with the extension, again to the kitchen which will incorporate a utility room.
Limerick city is 6km away, and access to the M7 Dublin road is 5km.
