Meanwhile, the selling agent is preparing to launch a second phase of the development, which is being built on a parcel of land once owned by the Ursuline order of nuns.

In October, Lisney released 14 homes as part of the first phase of Eden, where building has been revived at its site near Blackrock House, the former Ursuline convent that was converted last year into 27 luxury apartments.

All the houses in the most recent release at Eden are new-builds with A3 energy ratings, unlike the refurbished older apartments, duplexes and townhouses Lisney had marketed in June 2016 for receivers Grant Thornton. Eden started life as a high-density scheme back in 2005 before the property crash called a halt to the ambitious project, which had planning for more than 500 units.

Both properties from the October release are two-storey four-beds priced from €395,000 and with 1,390 sq ft of accommodation. The upcoming new phase will consist of 20 four-bed semi-detached homes spread out over three levels that will be larger than their predecessors. Prices for these haven't yet been set.

The facades of the four-beds are finished in a mix of brickwork and render. There are cobbled driveways out front, with parking for two cars. Inside, the ground floor is laid out in an L-shape, with a separate living room to the front and an open-plan kitchen/diner in the middle that has a corner garden room overlooking a patio and a back garden.

The internal finishes include traditional panelled doors with satin and polished chrome ironmongery, and a staircase with white gloss-painted spindles and newel posts with a solid oak handrail. The fitted kitchens are contemporary in style and feature quartz worktops, upstands and soft-close drawers and doors. The bedroom wardrobes have shaker-style doors.

Eden is close to Mahon Point shopping centre, the Mater Private Hospital and Citygate. The scheme is about 3km from the centre of Cork, near the south bank of the River Lee.
