At Kilheale Manor in Kill, the Co Kildare village off the M7 that's nestled between Naas and Rathcoole, the school really is around the corner. Houses in the new development have been appealing to buyers with young children because a new national school and playgrounds are a short walk away.
Kilheale Manor, which is a 15-minute drive from the Red Cow roundabout, was first launched off the plans in 2015. Of the 35 three-bed townhouses, bungalows and semi-detached homes launched earlier this year, 15 are still available.
Prices start at €290,000 for a mid-terrace townhouse, at €315,000 for an end-of-terrace townhouse, at €340,000 for a bungalow, or at €349,000 for a semi-detached version.
Kilheale Manor is being built by Cavan Developments, a family-owned business that has built over 4,000 homes in the past 39 years.
At Kilheale Manor, the façades of these homes are half-brick, half-render, with granite windowsills. To the rear of each property is a 50-ft long south-facing garden, while the front cobble-lock driveway has enough parking for two cars.
All appliances are included in the fitted kitchen, which comes with a breakfast bar or island in the townhouse style, and there is a choice of finishes. Buyers also have two options for the ground floor layout: they can spring for an exceptionally large living room without a hallway or choose a living room with a separate hallway leading to the kitchen and downstairs lavatory.
Buyers of the townhouse style who opt for a larger sitting room will have a 50-inch TV in the room. Upstairs, there are wardrobes in all the bedrooms, including a walk-in wardrobe in the master ensuite at the townhouse and semi-detached styles. All the homes will have an 'A' energy rating thanks to features such as PV panels on the roof that generate electricity and double-glazing to the high performance, low U-value windows and external doors.
