Cork developer Michael O'Flynn took a departure to Dublin this year when he launched Rokeby Park in Lucan but he's back in the Rebel County now with this second launch at Miller's Court in the Old Quarter at Ballincollig.

They'll be ready for occupation by January but it's all hands on deck to get the three, four and five-bedroom family homes ready. The 14 houses in the first phase sold through from plan and similar is expected with this phase, which will be ready for occupation by January. The agent is taking expressions of interest for the 15 units, appealing to first-time buyers, trader uppers and downers.

Prices haven't been firmed up yet, but there's every reason to believe they'll be in a similar bracket to the first phase. The remaining units are at the larger end of the scale, with the five-bedroom detached Style B measuring 1,818 sq ft over three floors, two of which are on sale for €485,000. This has a kitchen, dining room and utility through the centre of the house, which is a little unusual, with a family room to the rear and a living room up front. There is a guest WC at this level also.

The first floor has three bedrooms, two of which are ensuite, with the remaining two bedrooms on the top floor along with a bathroom, hot press and storage.

The four-bed (Style C) measures 1,711 sq ft and is also detached. It is priced at €445,000 and has a similar layout, but with the middle floor having two (large) bedrooms. There will be three and four-bed semi-detached units added to the next phase - the three-beds will be 1,171 sq ft and the larger ones 1,354 sq ft - both over two storeys.

Externally, a coloured render has been used, making the properties maintenance-free in that they won't need repainting. Driveways are cobble-locked with brick walls and caps. Lawns are seeded and levelled, with side entrance gates. The development has benefited from the first phase, so the greens, trees and landscaping is now settled.

All homes have an 'A' BER and come with a wood-burning stove in the living room, an air to water heat pump (located outside the house), and the detached houses have a view overlooking Ballincollig regional park, which has walkways, mature trees and plenty for families and children to enjoy.

The village, which is within walking distance from the development, is around 8km from Cork City on the Western side, so it passes the university and hospital, with a spur to the airport and business park off the N22. This makes it very popular for employees of local big business, including Apple, Dell, EMC and the airport itself.
