Buyers at the new phase of Knocksedan Demesne, located west of Swords Town Centre, will have plenty of room to improve: the four-bed semi-detached and detached houses all come with the option of extending into the attic space, thereby increasing the square footage.
The development is situated between Dublin Airport and Roganstown Golf Course, and is a short drive to Swords, which was named in 2012 as the country's third best town to live in, according to a survey conducted by Retail Excellence Ireland.
The five semi-detached houses available, including the show house, have 1,593 sq ft of living space and are priced from €385,000. The detached version spans 1,979 sq ft, is priced from €495,000 and there are three of this type available. Both types in the phase, known as Usher Park, have future-proofed attics that can be converted into a fifth en-suite bedroom.
Prospective buyers who visit Knocksedan Demesne will be greeted by an entrance to the scheme that is constructed from hand-built stone walls and pillars. The development is set around a landscaped grass lawn peppered with tall mature oak trees. The surrounding environs are mainly rich farmland, and there are equestrian centres and golf courses nearby.
The exteriors of the homes are finished in a combination of monocouche self-coloured plaster or render and feature stone cladding, complemented by chalk-coloured uPVC windows and doors.
Inside, the high-gloss kitchen comes with modern worktops, appliances, as well as cabinets supplied by Timbercraft. The internal doors are in an oak shaker-style and the bedroom wardrobes from Kube also have a high-gloss finish.
The dwellings are highly energy efficient and were designed to have an A2 rating, thanks, in part, to the PV solar panels that generate electricity and an air-to-water efficiency system.
The selling agent, which has already held a soft launch this week, says 16 of the 25 properties in the new tranche have already been sold. It will open the show house this weekend, with open viewings scheduled between 2pm and 4pm tomorrow and Sunday.
