New home view: Plenty of housing options to study in Maynooth
Two schemes in student town look to attract locals with new phases
During the academic year, the population of Maynooth doubles in size as students flock to the 18th century buildings that make up Maynooth University. The canal-side college town may have earned its reputation as a transient one, especially with commuters leaving every morning to work in Dublin - a 25-minute drive away when traffic is quiet - but the new developments of large family homes springing up in Maynooth are increasingly drawing locals intent on settling in the town for good.
At Carton Wood, which is nestled between the town centre and the Carton House estate (now a luxury golf resort), most of the interested buyers come from Maynooth itself, according to the selling agent.
The development is one of two Maynooth schemes with new phases launching this weekend - there are showhouses also opening at Hayfield on the Straffan Road.
There are 24 three, four and five-bed homes available in the second phase of Carton Wood, which sits 1km outside Maynooth. The latest batch of units at the scheme are especially suited to trader-uppers who want more space and the option of extending at a later stage.
Families who have accumulated a lifetime of belongings can avail of the clever under-stairs storage drawers that make great use of what can often be an awkward space. In addition, the attics in most of the house types are suitable for future conversions.
The prices include tiling to the hall, kitchen, guest WC, bathrooms and utility room, with carpeting throughout the remainder of the homes.
Prices start at €355,000 for a three-bed semi, €410,000 for the four-beds and €460,000 for the detached version.
Also in this release is a five-bed detached home priced from €505,000.
Tomorrow also sees the release of the final phase of Hayfield.
The tranche will consist of four two-bed houses from The Rye style and two three-bed townhouses from The Meadow house type, all with west-facing back gardens.
Hayfield is being developed by Westin Homes, which recently starting building Oldtown Walk in Naas, Co Kildare. The scheme, situated in Oldtown Demesne on the Sallins Road, will feature 50 three, four and five-bed properties.
At Hayfield, prices start at €289,000 for the two-bed, 920 sq ft townhouses and €340,000 for the three-bed version, which measures 1,335 sq ft. The townhouses have an A2 BER.
Viewings of the showhouses at Hayfield and Carton Wood will take place tomorrow and Sunday. Hayfield will be on view between 2pm-3.30pm, while viewings at Carton Wood will be held between 2pm-4pm.
