New home view: Mountain views beside the seaside in Skerries

If the monument in the centre of the Co Dublin seaside town of Skerries looks familiar to passers-by, that's no coincidence: it is a reduced scale replica of the Wellington monument in the Phoenix Park, which is the tallest obelisk in Europe.

The 19th century monument that provides the focal point of the old coastal town commemorates James Hans Hamilton, a wealthy but benevolent landlord and an MP in the House of Commons for Co Dublin in the mid-19th century. The MP and his monument inspired the name of a new sister development of Barnageeragh Cove in Skerries. Hamilton Hill, which launches this weekend, is across the road from Barnageeragh Cove, but has a different look, identity and price point.

Like its predecessor, Hamilton Hill is a short walk from the seaside and commands sea and mountain views. The north Dublin town is growing in popularity among families, who are attracted by its proximity to two beaches, a harbour, motorway networks and the airport. It also doesn't hurt that Skerries won the Tidy Towns in September for the first time in the competition's 58-year history.

Hamilton Hill is being developed by Winsac, a 30-year-old company run by Bernie Carroll and Malachy Clarke that has a track record in the Skerries residential market, having built the nearby Kelly's Bay scheme. Winsac launched Barnageeragh Cove at the start of 2016.

There will be 64 homes in total when Hamilton Hill is finished, with three-bed semi-detached homes plus studies and four-bed detached properties with large entertainment rooms. It is located on an elevated site that slopes down to the waterfront. The development incorporates hard and soft landscaping, with seating areas, a playground and winding pathways interspersed throughout.

The first release at Hamilton Hill will consist of 20 three-bed houses aimed at first-time buyers. They are priced from €335,000 and qualify for the Government's help-to-buy tax rebate scheme. The homes are selling off the plans and are being marketed from an existing but remodelled showhouse at Barnageeragh Cove, with completions scheduled to begin in July. The four-bed house types at Hamilton Hill will be available during later phases.

The three-beds now on offer have two paved parking spaces and are designed to have an A BER.

Viewings at Hamilton Hill will take place between 2pm-4pm tomorrow and Sunday.
