Carrickmines is prime trading-up territory for family buyers who grew up in leafy south Dublin suburbs - it is close to Foxrock, Dundrum and Sandyford, but far more affordable.

Indeed, most inquiries about Blackberry Hill, an enclave of three-storey homes in Carrickmines, have come from people trading up from smaller houses in surrounding suburbs.

The development, situated off the Glenamuck Road on Golf Lane, is made up of 43 semi-detached and detached houses set amidst landscaped grounds. The properties, first launched last year, were developed by Bushnell Investments, which was also responsible for the new Riversdale development in Rathfarnham.

This weekend's launch of the second and final phase of Blackberry Hill brings the remaining 18 units to the market. In this tranche are two A type homes and 15 B type houses, as well as one detached dwelling. All the properties are already finished.

Type A is a semi-detached four-bed-plus-study priced from €650,000 and measuring 2,218 sq ft. Type B is also a four-bed-plus-study style, but is larger at 2,369 sq ft and costs from €695,000. The single detached version spans 2,369 sq ft and is priced from €825,000. The exteriors of the Blackberry Hill homes are contemporary in style and appearance.

The ground floors of most of the house styles include a separate living room and a large, bright kitchen/dining room with double doors leading on to a patio and a rear garden. There is also a utility room and guest WC on this level.

The bedrooms, some of which feature walk-in wardrobes and ensuites, are spread out over the first and second floors. There are fitted vanity units and sanitary ware with chrome brassware in the bathrooms.

The painted kitchens are also contemporary in style, with under-cabinet lighting, soft-close doors and drawers, a quartz worktop, and integrated appliances.

The homes, which were designed to have a building energy rating of A2, are just a three-minute walk to the Luas green line. For motorists, Blackberry Hill has easy access to the M50, Foxrock, Cabinteely and Stepaside villages. The Park Carrickmines retail centre is within walking distance, while Dundrum Town Centre is only 15 minutes by Luas.
