'Chill out' to views across Dundalk bay

A new three-bed house type has been added to the latest release of family homes at Cnoc Na Mara, a coastal development in Blackrock, Co Louth, that commands views across Dundalk Bay.
Located on the Golf Links Road, the scheme is surrounded by the old Dundalk Golf Club. Cnoc Na Mara was first launched in May and Shannon Homes intends to build some 100 three, four and five-bed homes there in all.
Although there are only eight homes available in the latest tranche, there are four different house types for sale, including three-bed mid-terraced homes with 1,022 sq ft of space, priced from €205,000, and an end-of-terrace version costing from €210,000. There is also a four-bed detached type measuring 1,722 sq ft, priced from 350,000, and a four-bed 1,450 sq ft semi-detached design with a price of €285,000.
The three-bed homes will likely prove attractive to first-time buyers, according to the selling agent, while the four-beds are drawing interest from Irish expats returning from the UK. Three of the eight homes have already been reserved.
The properties are selling off the plans and are being marketed from a five-bed showhouse. However, there is just one five-bed in this batch of units. This has 2,150 sq ft of space spread out over three floors, with the top floor fitted out in the showhouse to house a "chill-out area", a home office and a bathroom.
The master ensuite bedroom comes with a walk-in wardrobe.
Cooney Architects has placed a strong emphasis on natural light and sun orientation at Cnoc Na Mara: there are two floor-to-ceiling windows to the front, one at ground floor level and one directly above from the first floor, as well as a double set of patio doors to the rear that flood the dining room and kitchen with light.
The properties, which feature an air-to-water heat recovery system, were designed to have an A3 energy rating. Cnoc Na Mara is a few minutes' walk from the new St Francis national school. Blackrock itself is close to the M1 and the development is a 50 minute drive to the M50 and enjoys public transport links, including rail and bus.
