Archerstown Demesne, a new development at the edge of Ashbourne's sports grounds, has proved so popular with families since it was launched in September 2014 that Mullen Developments has added a series of phases.

Following the launch of 43 houses at Archerstown Demesne over two separate releases, Mullen's Lotara Developments subsidiary is this weekend selling a further 16 homes in a new section called The Elms. The section will have 45 properties in all when it's finished.

The Elms is located just off Bachelors Walk and is a ten-minute walk to the centre of the Co Meath dormitory town, with a M2 Ashbourne bypass just a three-minute drive away.

All the houses in the current phase of The Elms are three-bed semi-detached styles measuring 1,258 sq ft and priced from €325,000. Externally, there is a brick and render façade, a canopy over a composite front door with a multi-point locking system, and large, white-framed double-glazed windows.

French doors lead from the rear of the house to a private levelled and seeded garden with concrete posts and panels. There is Barleystone paving to the front driveway with decorative railing, with a side access gate leading to the back of each property.

The attics are primed for future conversion, as they have trusses and a pendant light in place. There is additional storage downstairs, in the form of an under-stairs area with a sensor light.

The contemporary-style fitted kitchens and island units are supplied by Gallagher Kitchens. The islands incorporate a sink and space for an integrated dishwasher, and buyers have a choice of three colours for the kitchen worktops, though the upstand and backsplash are not included.

There are fitted wardrobes in the bedrooms, and the main bathrooms and ensuites are tiled and equipped with sanitary ware and heated towel rails. Extra interior finishes throughout each house include white-painted ceilings, moulded architrave and skirting, and chrome ironmongery.

The houses are A3 rated, so heating costs will be substantially lower for purchasers moving from older homes. The rating was achieved through PV solar panels, high-performance windows and insulation, and gas fired-central heating.

The Elms is within walking distance of five primary schools and two secondary schools, while GAA, football, rugby and golf clubs are all closeby. The scheme is 24km from Dublin city centre, and there are Bus Éireann services to the city, Dublin Airport and Navan.

Viewings of the three-bed showhouse, which overlooks a large landscaped area to the front, will be held tomorrow and Sunday, from 1pm to 3pm.
