Agent primed for new-tranche bookings at Cúil Dúin

Harcourt Developments, the mastermind behind the Titanic Quarter in Belfast, has sold out of the initial phase of Cúil Dúin, a residential development in the west Dublin suburb of Citywest which was unveiled in June.

However, the scheme's selling agent will soon be taking fresh bookings on a new tranche of three-bed semi-detached properties there.

The first phase of 46 red-brick three and four-bed houses at the development, which will have 220 units when it's complete, were sold within weeks of the launch. The new phase, with prices starting at €295,000 for a 1,355 sq ft three-bed, will be firmly targeting the first-time buyer and apartment dwellers seeking to move from a starter home.

Prospective buyers may also be drawn to Cúil Dúin's proximity to the Luas - the Saggart stop on the red line, which brings passengers to the centre of Dublin, is close to the front entrance of the development.

Passive building principals were applied throughout the design and the A-rated buildings come with solar thermal panels, a heat ventilation recovery system, and are equipped with a system to enable residents to control their heating and hot water remotely via a smartphone app. A residents' park and a children's play area are planned for the centre of Cúil Dúin. In the meantime, the Citywest Hotel, the largest in the country, is beside the development, as is the Citywest Business Campus, which is home to multinational employers such as Abbott and SAP. Also nearby is the village of Saggart and the Avoca complex at Rathcoole. The M50 and M7 motorways are a few minutes' drive from Cúil Dúin.
