Published 17/04/2015 | 02:30
Sandwiched between Malahide and Portrane on Dublin's north coast, Beresford is a development of 58 houses suitable for growing or starter families.
Currently under construction by Hora Homes, they are available off-plan and will be ready by May for an official launch. All are A3 rated and feature air-to-water heat pumps, solar panels and wood-burning stoves. Attics are ready for conversion, if buyers need extra space right away and the exteriors are red brick to the front and side with gardens having hedge separators and many with iron railings as a finish. Driveways are cobble lock.
There are a number of styles of four-bedroom semi-detached and detached houses which measure 1,474 sq ft and feature a kitchen/dining/family room, utility room, guest WC and living room on the ground floor with one of the four bedrooms ensuite. The three bedrooms are 1,203 sq ft and have three styles: the 'B1' which has a side-on entrance and a kitchen/dining room, utility, WC and living room downstairs with three bedrooms upstairs, one ensuite with a family bathroom.
The other style is the 'B' with a traditional entrance at the front with similar interior layout. There is also a slightly smaller three-bed semi - the 'C' style - at 1,177 sq ft which has an L-shaped kitchen/dining room but otherwise similar dimensions.
All are built around green areas with a pond feature. Kitchens are by KUBE. Commuters will be happy with the location of the development adjacent to Donabate railway station, which has 10 morning departures to Dublin city centre from 6.30-10am and regular services during the day. For weekends, Newbridge House and Demesne is here, with its vast estate of walks, woodland and playgrounds. The strand at Donabate, along with that at Malahide are also nearby.
Prices will start from €340,000 for the three-beds while the four-beds will commence at €375,000.
