Westmeath house prices

The pace of decline in Westmeath house prices varies widely. Most notably, second-hand five-bedroom detached houses are estimated to have fallen by 52pc from peak levels and new two-bedroom apartments are down by 47pc. In contrast second-hand three- bedroom townhouses have fallen by only 18.1pc.

A new four-bedroom detached house at €220,000 is currently less than the €232,000 quoted for the price of a new two-bedroom apartment at the peak of the market.

From a vendor's perspective the signs in the market are somewhat encouraging, with the majority of agents reporting fewer properties on the market now compared to the beginning of the year, while all agents reported an increase in sales activity in the first four months of 2010. The time-to-sell is still relatively long at 23 weeks, although it is considerably better than that found in some other areas around the country.

Part of the outer edges of the Dublin commuter belt, Westmeath has seen its small towns burgeon due to M6 motorway access to the capital and the designation of Mullingar and Athlone as gateway towns within the Taoiseach's triangle under the National Spatial Strategy.

Nevertheless the mainly rural population are pre-disposed to detached houses (54pc), of the housing stock while semi-detached houses account for 27pc and terraced houses 10pc.

There would appear to be a relatively large volume of unsold stock on the market, with 4.1pc of the existing housing stock up for sale.
