Waterford house prices - county

The smallest price drops in Waterford County were seen for four-bedroom semi-detached houses of both the new and second hand varieties which are down by 22pc and 26.8pc respectively. The largest price drop was seen for two-bedroom townhouses -- which are down by almost 41pc from the peak to an average of €130,000 at present.

No change is recorded in sales activity in the county in the first four months of this year compared to the final four months of 2009, with vendors needing to be more realistic in order to achieve sales according to one agent.

Demand for holiday homes in the county was also reported as being relatively weak. It takes an average of 22 weeks to get a property sale agreed.

Waterford County has a particularly high level of unsold stock on the market, with the number of second-hand properties for sale estimated at 5.5pc of the county's total housing stock, well above the national average of 3pc and the fourth highest level in the country.

Added to this, all agents surveyed in Waterford County reported no change in the number of properties on the market now compared to the beginning of 2010.
