A new show house is opening this weekend to market the final phase of The Paddocks near the relatively new village of Adamstown, where Kingscroft Developments is tapping demand from first-buyers searching for an affordable suburban Dublin home with good transport links.
Indeed, the last two phases at The Paddocks have sold out, including The Paddocks Drive, a series of three-bed semi-detached and terraced houses released last year. This time, a mix of house and apartment types is being released in a phase called The Paddocks Crescent.
Prices start at €195,000 for a two-bed apartment with 700 sq ft, rising to €265,000 for a two-bed semi-detached property measuring 1,055sq ft.
A three-bed duplex with a floor area of 1,395 sq ft costs from €280,000, while the three-bed houses are priced from €290,000 and range in size from 968 sq ft to 1,539 sq ft, depending on the house type chosen.
One of the larger three-bed homes on offer has 1,453 sq ft of space laid out over three floors.
The ground floor has a kitchen/dining room with cupboards and worktops, and a separate living room at the back with patio-door access to the garden.
There are two bedrooms, one of which is ensuite, on the first floor, along with a main bathroom and a room that could be used as a study or nursery. On the second floor, there is the master bedroom complete with ensuite and walk-in wardrobe.
The properties have an A3 energy rating thanks to features such as solar panels that harness the sun's energy to heat water and generate electricity.
The Paddocks itself is located off the Newcastle Road, beside the Lucan Shopping Centre and within walking distance of the picturesque village of Lucan.
It is close to Adamstown, which has a direct rail service to Heuston Station in Dublin. Local schools include Adamstown Educate Together, St John the Evangelist and Adamstown VEC Secondary School.
The apartments and duplexes at The Paddocks Crescent are expected to be completed from April.
