This cutesy little cottage is technically 'up the mountains', on the Glenamuck Road in Kilternan, but in the sprawling metropolis that is South County Dublin, it's still pretty much adjacent to all the amenities a family, shopper or city worker might need.

The vast Carrickmines Retail Park, for instance, one of the newer industrial estates housing everything from coffee shops to furniture retailers (the Ikea pick-up depot is here), is less than five minutes away. The shopping mecca of Dundrum Town Centre is a little further down the road, and the M50 access point, along with the Luas at Carrickmines, is 2km away.

Therefore, the rent reflects location as much as quality and this little dormer bungalow has been modified internally to a high standard, and is far bigger than its exterior might initially suggest.

There are three double bedrooms, one in the converted attic space which is ensuite, but it is the main living space which is the eye-catcher. It has been opened out completely so that the kitchen and dining area is one. With polished wooden floors, the sitting room has a slanted ceiling, open fireplace and full length, dual aspect folding doors out to the rear patio.

A striking steel and wood spiral staircase emanates from the centre of the floor to a glass-fronted mezzanine which overlooks the dining area. This could be used as a separate seating area or perhaps a home office or den.

The kitchen has a full range of appliances, a breakfast bar, integrated wine storage and plenty of room.

Finished in cream and wood, it also has large picture windows to the outside. There is also a guest WC and utility room. Gas-fired underfloor heating has been installed and there is plenty of parking to the front in the low maintenance garden as the cottage is well set back from the road.

The property will be let unfurnished, so it may well suit someone awaiting building works to their own house, but who wants to stay in the area for schools etc.
