One of the 'tick boxes' tenants often seek is a body of water. Seaside and riverside locations simply garner a premium. Together with location, price and finish, having a peaceful stream running alongside your property can make all the difference to your sense of well-being when you come home after putting in a hard day's work and tenants are prepared to pay for it.

Percy Place, directly overlooking the Grand Canal, provides this in abundance. The living area is open plan, however a stand-alone 'wall' separates the dining from the seating areas, which is quite clever. It has an inset gas fire to add a cosy angle.

High ceilings and floor to ceiling glazing, along with an overhead atrium, maximises the light and canal views. Kitchens are from Allmilmo which is a top brand in Germany and the super black and white Calacatta marble worktops look great on the main and island counter tops.

The look has been reflected on the separating wall.

Parquet flooring is from Ebony & Co in a smart herringbone design. There is plenty of recessed lighting which creates mood. There is a nice balcony outside with glass balustrade.
