Shrewsbury Road garners the highest urban house prices in Ireland alongside its neighbour Ailesbury Road - and that's also confirmed on the Monopoly board. Shrewsbury Park is just around the corner and, reflecting the top notch locale, Number 54 has a monthly rental tag of €5,000 per month attached.

Sports fans will know it well, sandwiched between Wanderers' Football Club, Belvedere RFC and Pembroke Cricket Club, which adds some greenery to the area. The Aviva Stadium is a little further out.

This modern three-bed townhouse comes fully furnished and it is easily spotted due to the extensive glass conservatory projecting, most unusually, from the first floor as a mezzanine at the front of the property, which is otherwise a reasonably standard red-brick terrace.

This houses a very large living room finished in calm neutral colours in keeping with the rest of the property, which has been extensively renovated to an open-plan contemporary finish.

Downstairs at the entrance, the hall opens to a galley-type long kitchen to the right, which is fully fitted with appliances and sleek oak cupboards with chrome handles.

Floor tiling is charcoal for half the space, with a wood-type finish on the rest. It opens to the living room at this level - all of it is one open-plan space, so there are no internal doors, with pillars favoured as separators instead.

This, in turn, leads out through concertina full-length double doors to the rear garden, which is largely tiled, with patio furniture and steps down to a shed. It is enclosed by heavy hedging on all sides.

The first floor, along with the extended living space has, on a return, two double bedrooms, one ensuite, along with a single bedroom and the main bathroom.

There is parking for one or two vehicles on the cobble-lock driveway which has hedging on both sides.

Its location will be the key rental point. Just off the Merrion Road, there is easy access to the city (4km), Merrion Shopping centre, St Vincent's Hospital and the Dart stations at Sydney Parade and Sandymount Avenue.

Golfers will find Elm Park under 2km opposite RTE, while Herbert Park and the RDS are the same distance in the other direction.

Agent Marianne Carter says: "I love the feel of this house - it's clean, crisp and you can imagine sitting out having a G&T on a sunny afternoon."
