THIS two-bedroom mews house, originally a 19th century coach-house has been fully refurbished and extended. There is a private stone-walled courtyard with secure parking which has been gravelled and has electronic gates for access from a side lane, whether or not you have a horse and carriage.

Almost every Georgian or Victorian house of note came with a coach house to the rear, usually entering into a lane or in more grand affairs, entrancing to the side under a courtyard arch. The outline of many of the latter can still be seen today. This was the "garage" of its day, when a horse and buggy were the main mode of transport around town.

It's rare that coach houses are kitted out in a wholly modern style simply given the fact that most of these quality cut stone buildings were converted into residences during the 1960s to the 1990s when building land in better city parts assumed a premium.

Location wise, it's hard to beat. Just off Fitzwilliam Square near Leeson Street Bridge, it's a few minutes' walk to St Stephen's Green.

Agent Kevin Walsh tells me it would most likely suit a professional corporate let for an executive or couple or for a foreign multi-national company with a range of staff in and out of the country on short stays who don't fancy hotel accommodation. He adds that furnishings can be put in storage if preferred.
